Asbestos in Your Home, Dealt With Properly

Most of our home jobs start the same way: someone lifts a carpet, opens up a ceiling or gets a builder's quote that says "suspected asbestos", and work stops until it's sorted.

We’ll tell you what it is, whether it actually needs to come out, and what it will cost. If you’re not sure what you have, samples go to a UKAS-accredited laboratory and results are usually back within 24 to 48 hours. Asbestos testing.

If it does need removing, our UKATA-trained team wets the material, takes it out whole wherever possible and double-bags everything before it leaves your property. We carry the waste ourselves as a registered waste carrier, and you get a consignment note showing where it went.

Where Asbestos Turns Up in UK Homes

Asbestos was used in British homes until it was banned in 1999. These are the places we find it most often, roughly from the outside in.

Garage & Shed Roofs

Corrugated cement sheets are the most common home job we do. Usually lifted off whole in a day, with a new roof fitted afterwards if you want one. Garage roof removal.

Soffits, Gutters & Downpipes

Flat grey soffit boards and cement rainwater goods on 1960s to 1980s houses. Worth checking before you book new fascias and guttering.

Artex & Textured Ceilings

Textured coatings applied before 2000 can contain a small amount of asbestos. A test costs far less than removing a ceiling you didn’t need to. Full-house removal starts from £40 + VAT per m² on plasterboard ceilings. Artex removal.

Bath Panels, Cisterns & Boxing-In

Older bath panels, toilet cisterns and boards boxing in pipes. Some of these boards are asbestos insulating board, which only a licensed contractor can remove, so we test before we quote.

What to Expect When We Come Round

Most small home jobs take a single day. For larger ceiling or whole-house jobs, we’ll tell you in advance which rooms will be out of use and for how long.

We clean down the area, check it over with you, and send the waste consignment note for your records.

Does Asbestos Always Need Removing?

No. Asbestos that is in good condition and left alone is generally low risk. The danger comes when it’s damaged, drilled, sanded or broken, because that releases fibres into the air.

A sound cement soffit or garage roof can often be left in place, or sealed (encapsulated) and checked now and then. We’ll tell you honestly when that’s the better option. Removal makes sense when the material is damaged, when it’s in the way of building work, or when you’re selling and want it dealt with.

In the meantime, please don’t drill, sand, jet-wash or break up anything you think might contain asbestos, and don’t put it in your household bin or a skip.

Home Asbestos Questions We Get Asked

I’m buying a house and the survey mentions asbestos. What should I do?

Send us the page of the survey that mentions it, with a few photos. Most surveyors flag anything that might be asbestos without testing it. We can take samples and get lab results back, usually within 24 to 48 hours, so you know whether it’s a real cost before you exchange.

I’m a landlord. Can you deal with my tenant or letting agent?

Yes. We can arrange access directly with your tenant or agent, and send the quote, lab results and waste paperwork to you. Many landlords use a void period between tenancies to get it done.

How much does it cost?

It depends on the material, how much there is, access and the amount of waste. As a guide, full-house Artex removal starts from £40 + VAT per m² on plasterboard ceilings and £75 + VAT per m² on lath and plaster. For most jobs we can give a fixed written price from photos.

Can you put a new roof on my garage afterwards?

Yes. We can take the asbestos sheets off and fit a new roof, or take the garage down completely and clear the base. Reinstating services.

What if I’ve already broken some of it?

Stop work, keep people out of the area and don’t sweep or vacuum it with a household vacuum. Leave the debris where it is and call us. We can clean up and collect it. Asbestos collection.

When can you come out?

We’re open seven days a week, 7am to 7pm. Send photos through the form below and we’ll come back to you with a price or a time to visit.
